New Construction Design Elements
Plan Review and Collaboration
We think in 3D and can envision walking through the 2 dimensional floor plans of your new home. We thoroughly review the architect’s plans, looking for how this home will flow, if your needs and wants are addressed, and whether this plan serves you best. We will offer suggestions for improving plans, mark up possibilities for new layouts, and go through your checklist of must-haves with a fine toothed comb. Not only are we able to catch things that won’t work well in real life, we are also able to see the space with materials and furnishings and can add important elements so your final wish list is realized.
Design Development
We don’t just “pick tile;” we create a whole home story. Your new build can take on any style and structure, but it all should be telling the same story. From the plan review, we’ve already started to envision how your dreams of a wallpapered foyer will flow into the kitchen and as you move through the house. We’ve mentally added transition points so the flooring change will appear natural and deliberate, not as an afterthought. A whole home has thousands of design decisions (not hyperbole- we counted!). We present to you a materials story and an aesthetic based on your preferences with perfectly curated materials. We then make sure those materials create a new build that looks like it was meant to be.
Design Documentation
A whole home design specification and documentation set is HUGE! Those thousands of decisions are carefully documented and drawn out so clearly that your construction team will have no questions about the end result. This set is not just a list of materials and where it goes, it is an installation guide complete with to-scale elevations and complete 3D views, saving the contractor from making costly mistakes.
Design Oversight
During construction we have ample opportunities to make sure work is done correctly the first time. Our sole responsibility during this phase is to the design that you have entrusted us to carry out. We require “mandatory milestone” site visits at integral moments in the process to make sure nothing has come up that may mess up your design. We also trust the trades and their expertise to address tricky design elements and we often work together to come up with the best solutions.
We establish great, trusting partnerships with trade partners and builders so your project runs smoothly and your vision is brought to life. Our presence on site means that you won’t need to answer questions related to what we have decided – we take care of it for you. If a tile gets installed incorrectly, you better believe we are addressing that and making sure it gets corrected and you don’t need to stress about it! A new build takes time and involves stress, but having our team on board eliminates unnecessary hassle.
